Rental scams in Tashkent: 9 signs of a fake listing
Nine signs a Tashkent rental listing is fake: rent at half the district rate, money before a viewing, an owner who is “abroad”. For reference, long-term rent is $750 a month at the median, $500 for a one-room flat.

- Prepayment or a security deposit is mentioned openly in 9.6% of rental listings. That is normal if you pay after the viewing, when the lease is signed, and not to “hold” the flat.

Two things usually give a fake rental listing away: a price far below the rest of the district and a request to pay before you see the flat. Below are nine signs of a fake and what to do if the money is already gone.
A few local basics before you start. The two big classifieds sites for rentals are OLX and uybor, and those are the ones UyScan collects. A makler is a property broker, sometimes a freelancer rather than an agency. Rooms are counted including the living room, so a one-room flat has no separate bedroom. And everything here is about long-term rent by the month: daily rentals are a different market and are not in our data.
How can you tell the rent is too good to be true?
Compare it with the median for the same district and room count: 3.6% of rental listings ask half of it or less. Listings at least a third below the median make up 13.1% (UyScan data as of 26 Sep 2026, listings: 19,590), so a discount of a third is common, while half the going rate is a reason to find out what is going on.

We went through the cheapest listings by hand, and plenty of them are honest: a room in a flat where the landlady also lives, a bed in a dorm, a search for a flatmate, a wrong room count. Unfurnished flats are cheaper too. Where the listing states it, the median is $400 without furniture and $700 with it. Rent is lowest in Bektemir, and even there the median is $400 a month.
If a whole renovated flat in the centre costs half of what the neighbours ask, and the listing says nothing about a room or flatmates, ask plainly what the price includes. Medians for every district and room count are on the rent prices page.
What are the 9 signs of a fake rental listing?
One sign alone does not mean fraud, but two or three together are a reason to stop. The pattern of borrowed photos, a low price, a prepayment and then being blocked is also described in a review of housing fraud published on 7 June 2025 (realting.uz, 27 Sep 2026).
- Half the district price. A whole flat for the price of a room, with no clear reason. How to compare is covered above.
- Money before the viewing. A “booking fee”, a “deposit so I don't give it to anyone else”, “payment for the showing”. An owner shows the flat for free: they want a tenant, not a transfer. An agent also takes the fee when the lease is signed, not for a viewing.
- The owner is far away. “I'm abroad right now, a friend will hand you the keys once you pay.” You cannot check the flat or the person, and the money is gone at once.
- No real viewing. Only a video or photos, the exact address “after payment”, a landmark but never a building number. Tashkent listings often give an oriyentir, a nearby landmark, instead of an address, which is normal; refusing to name the building before you pay is not.
- Pressure. “Three more people called today”, “I'll hold it until tonight.” The rush is there so you don't compare prices or bring a friend to the viewing.
- A payment link or an SMS code. You are asked to follow a “safe deal” link, enter your card details or read out a code. Rent is not paid this way: such links are used to empty the card.
- Borrowed photos. Magazine-style shots with no entrance, courtyard or view from the window. Run the photos through a reverse image search: if the same flat turns up in another district or at another price, be careful.
- An “owner” without papers. No passport or ownership document, a “brother” or an “aunt” renting it out without a power of attorney, a different surname on the papers.
- The listing and the call don't match. On the phone it becomes “that one's taken, there's another one but it costs more”, or the text says “no agent” and you get a middleman. Among OLX rental listings that say “no agent”, “no middlemen” or “from the owner”, 42 of 202 (UyScan data as of 26 Sep 2026, listings: 202) were posted from a business account. That is not fraud in itself, but check the owner's documents more carefully.
Why should you never pay before a viewing?
Before a viewing you are paying for a flat that may not exist. In the realting.uz review of 7 June 2025, this is exactly how a fake rental works: the scammer takes a prepayment and disappears. Prepayment itself is normal in Tashkent, though: 9.6% (UyScan data as of 26 Sep 2026, listings: 19,687) of rental listings openly mention prepayment, a deposit or zalog, the local word for a security deposit.
Most often landlords ask for two or three months upfront plus a deposit, less often for the first and last month. These terms are fine if things happen in the right order:
- the viewing first, ideally with someone else and in daylight;
- then the owner's documents and a written lease;
- money at the signing, against a receipt or by transfer to the card of the person named in the lease.
We found no separate rules on deposits in the gov.uz guidance, so write into the lease how much the deposit is, what it can be kept for and when it comes back. Never send a “booking fee” to a stranger by card-to-card transfer: getting such a transfer back is very hard.
How do you check the landlord and the documents?
Fewer of the people renting out flats are owners than you might think: as of 28 September 2026, only 8% of rental listings are marked as posted by owners. The rest come from the business accounts of agencies and brokers or from users with several listings. Renting through an agent is normal, but you sign the lease with the owner or with someone holding the owner's power of attorney.
What to check before you pay:
- Passport and ownership document. The name in the passport must match the one on the ownership document (usually an extract from the property register, which people simply call the kadastr), and the address on it must match the flat you are viewing.
- Power of attorney, if the person is not the owner. And a call to the owner: an honest agent will give you the number.
- The lease. Dates, rent, deposit, who pays the utilities, a list of the furniture and appliances, both signatures.
- Lease registration. A residential lease must be registered with the tax authorities, free of charge, through ijara.soliq.uz (gov.uz, 27 Sep 2026), the tax service's online lease system (E-ijara). Agree with the landlord in advance who will do it and when.

What should you do if you have already sent money?
Act within the first hour: the sooner your bank knows about the transfer, the better the chance of stopping it. We found no official statistics on rental scams in Uzbekistan, so we will not promise you a refund, only the steps.
- Call your bank. Say the transfer was fraudulent and give the recipient's card number, the amount and the time.
- Save everything. Screenshots of the listing (it will be deleted soon), the chat, the phone number, the transfer receipt.
- Report the listing on OLX or uybor so it is taken down before it finds the next person.
- File a police report in your district and attach the screenshots and the receipt. If your Uzbek or Russian is limited, take along someone who speaks one of them.
- Don't pay for a refund. People who offer to get your money back for a fee after a scam are running the same scam a second time.
How can you search for a flat more safely?
Start with the numbers: once you know the district median, bait stands out. As of 28 September 2026, UyScan has 19,861 apartments for rent collected from OLX and uybor, and 16% of listings turned out to be copies of the same flats and were merged.

How we counted
- Rent: active OLX and uybor listings as of 28 September 2026 in 11 districts of Tashkent excluding Yangihayot, copies merged, asking rent in US dollars a month; 19,861 listings in total.
- “Half” and “a third below”: rent at no more than half, or no more than two thirds, of the median for the same district and room count; groups with fewer than 30 listings were left out.
- Prepayment was found by the Russian and Uzbek words for prepayment, deposit and security deposit (predoplata, depozit, zalog, oldindan). An owner on OLX is a user without the business account mark; on uybor, a user with fewer than three rental listings. Business accounts are as OLX marks them.

How much does it really cost to rent an apartment in Tashkent?
According to UyScan data as of 28 September 2026, the median long-term rent is $750 a month, about UZS 8,869,050. A one-room flat asks $500, and a quarter of one-room listings ask $400 or less. Rent is lowest in Bektemir, and even there the median is $400. A whole flat priced well below these numbers needs an explanation.
Should I pay to view an apartment?
No. Owners show their flats for free, and an agent (a makler, as people say in Tashkent) takes the fee once the lease is signed. Do not pay for a viewing, a “booking”, a “deposit so I don't give it to someone else” or a list of addresses before you have seen the flat.
How can I check that the person is really the owner?
Ask for their passport and the ownership document for the flat, and check that the name and the address match. If a relative or an agent is renting it out, they need a power of attorney from the owner, and it is worth calling the owner yourself. Sign the lease with the person named in the documents and pay to their card.
Who do I contact if I have been scammed on a rental?
Your bank first: report the transfer as fraud and give the recipient's card number, the amount and the time. Then save screenshots of the listing and the chat, report the listing on the site and file a report with the police in your district. Never pay anyone who offers to get your money back for a fee.
Why is one listing much cheaper than the others nearby?
Usually it is a room, a bed in a dorm, a search for a flatmate or an unfurnished flat. Listings at least a third below the median for their district and room count make up 13.1%, and those at half or less 3.6%.
