Sources and frequency
Sources: OLX.uz and uybor.uz, apartments for sale in Tashkent. The latest update had 49,762 active listings.
After merging repeats, each apartment has one card: 27,673 from OLX and 1,336 from uybor.
Collection runs once a day, early in the morning Tashkent time. Since 28 August 2026 there have been 18 updates. Days without collection: 29 August, 2 September, 6 September, 11 September, 17 September, 19 September.
One apartment, one card
The same apartment is often listed several times: by different agents, as reposts, or on both sites. We find repeats by matching photos, a phone number in the text and the parameters together with the price. The phone is only used for comparison inside the database and is never published.
In the latest update 17,191 of 49,762 listings turned out to be repeats, or 35%. That leaves 29,009 unique apartments: the site's headline number.
Which listings we count
A listing is counted if it passes one rule shared by the whole site, the search and the open data:
- it is active and not a repeat of another listing;
- the price is at least $8,000;
- the area is at least 15 m²;
- the price per m² is between $400 and $15,000: this filters out typos such as a price per metre entered as the full price;
- it is in one of the 11 known Tashkent districts.
Listings that fail the rule stay out of the numbers.
The median, not the mean
“Average price” on this site always means the median: half of the listings are cheaper, half are more expensive. A single million-dollar villa or a typo easily moves the arithmetic mean, while the median resists such outliers.
Price per m²: the listing price divided by the floor area. We calculate it only for apartments from 15 m².
Besides the median we show the typical range: the middle half of listings sits between the 25th and 75th percentiles. For Tashkent that is $1,133–$1,819 per m².
Districts
The district comes from the district field of the listing. The data covers 11 Tashkent districts.
Yangihayot district was officially created in 2020, but OLX does not list it separately, so it has no statistics of its own yet. OLX coordinates usually point to the district centre, so our map is built from districts rather than points.
New build and resale
The market type comes from the listing: new buildings, primary market and “from the developer” count as new builds, the secondary market as resale.
New builds currently make up 48% of listings.
By owner
Private seller means no business-account flag on OLX, or fewer than three listings from the seller on uybor. It is not a guarantee: an agent can post as a private person. Private sellers currently make up 31%.
Price history
History goes back to 28 August 2026. The last point on the charts is calculated on the collection day with the same rule as every other number on the site.
Earlier points are reconstructed: a listing counts as active on day D if it appeared no later than D and was last seen no earlier than D; its price on D comes from the listing's price history. Repeats are merged again for every date.
Method check: for 20 September 2026 the reconstruction gives 29,183 apartments against the exact 29,009, a 0.6% deviation.
Incomplete collections: 7 September. On the charts these points are faded and left out of the line.
We publish weekly and monthly changes only once there is enough history.
Limitations
- These are asking prices, not transaction prices: the final price can differ.
- The seller sets the district, sometimes wrongly. The median resists single errors.
- Private houses sometimes appear in the apartment section. The best-value picks leave out buildings under three floors and prices more than 40% below the market.
- Yangihayot district is not in the data.
- The history is short: data since 28 August 2026.
