Which is cheaper: a new build or resale?
Resale is cheaper per square meter: a median of $1,279 against $1,611 in new builds. New builds cost more than resale in 11 districts out of 11.
Can you buy an apartment in Tashkent for under $50,000?

Which district of Tashkent is the cheapest?
The lowest median price per square meter is in Bektemir: $1,000. Next come Sergeli district ($1,020) and Almazar district ($1,196). By apartment price, the most affordable is in Bektemir, with a median of $56,450.
Which district of Tashkent is the most expensive?
The highest median price per square meter is in Mirabad: $1,855. Next come Yakkasaray district ($1,773) and Shaykhantakhur district ($1,615). By apartment price, the most expensive is in Mirabad, with a median of $129,000.
Where are most new builds in Tashkent?
The most new-build listings are in Yakkasaray: 2,293. The highest share of new builds is in Yakkasaray: 67% of the district's listings.

How many apartments are sold by owners?
Owners sell 9,110 apartments, 31% of listings without duplicates. The rest are listed by agencies and realtors. We count a seller as an owner if they have no business account on OLX, or fewer than three listings on uybor.
How often do sellers cut prices?
Since the last update, sellers have cut prices by $500 or more 423 times. The median cut is $4,000.
How many new listings appear per day?
Since the last update (18 September), 1,914 new listings have appeared. We collect data every morning, so this is roughly one day of new supply.
How many apartment listings are duplicates?
Of 49,762 active listings on OLX and uybor, 17,191 turned out to be copies, or 35%: the same apartment is posted several times or on both sites at once. After merging, 29,009 apartments remain.
Why does UyScan show fewer apartments than OLX has listings?
We count an apartment once, even if it is posted several times. We also drop listings without a district and obvious errors: a price below $8,000, an area under 15 m² and a price per m² outside $400–15,000.

Are these transaction prices?
No, these are asking prices: what sellers ask in listings. After bargaining, the final price can differ. The “average price” on the site means the median: half of the apartments are cheaper, half are more expensive.
Where does the data come from and how often is it updated?
We collect open listings of apartments for sale from OLX.uz and uybor.uz every morning and recalculate every figure on the site. Last update: 20 September 2026, 11:35, Tashkent time. Price history goes back to 28 August 2026.
Is UyScan an agency or a realtor?
No. UyScan only collects listings and calculates prices. We do not sell apartments, take commissions or take part in deals. You contact the seller directly through the listing on OLX or uybor.
How are rooms counted?
As in Tashkent listings: the living room counts as a room. A 2-room apartment usually has one bedroom and a living room.
How do I get new apartments in Telegram?
Open @UyScanBot and choose districts, a budget and the number of rooms. The bot sends new apartments that match your filter and tells you when a seller cuts the price by $500 or more. The bot is free.
Can I use your data?
