One flat, five listings: how many duplicate ads are on the Tashkent market and where they come from
Of 50,070 listings for apartments for sale on OLX and uybor, 35% turned out to be copies. How many listings one apartment can have, where duplicates come from and how they skew price statistics.

Those listings cover only 28,842 apartments: 17,652 listings repeat apartments already counted, which is 35% of all listings, and another 3,576 fail our counting rules. This is what the market looks like when every apartment is counted once.

How many apartments are for sale in Tashkent, and how many listings?
There are 28,842 apartments for sale and 50,070 listings about them. The gap is made up of copies (17,652) and listings we leave out (3,576). The second group covers listings that show a down payment instead of a price, apartments outside Tashkent, and listings priced below $8,000 or smaller than 15 m².

After merging, 27,550 apartments are credited to OLX and 1,292 to uybor. When an apartment is on both sites, we assign it to the one where the listing is cheaper.
The figures in this section update every morning along with the site. The breakdown of copies below uses a snapshot of 26 September 2026, and we will refresh it once a quarter.
How many listings can one apartment have?
On 26 September 2026, copies were found for 6,066 apartments, which is 21% of all apartments for sale. 1,147 apartments have five or more listings.
Most often an apartment has a single copy, but the tail is long:

UyScan data as of 26 September 2026: active sale listings in 11 districts of Tashkent, apartments with copies: 6,066. The last column shows the share of groups in which every listing has the same district, area, floor, number of floors and number of rooms.
That column is a check on our own rule. In groups of up to nine listings the details match almost every time. In groups of ten or more, only in 67% of cases: such groups sometimes pull in similar but different apartments with the same area and price. The largest group where everything matches has 25 listings.
Where do duplicate listings on OLX come from?
In the 26 September 2026 snapshot, 94% of all copies carry the site's "Business" label. OLX shows every seller either as a private person or as a business, so copies are almost always posted by professionals. In 90% of groups where every copy is on OLX, the listings for one apartment come from different accounts rather than from one seller posting several times.
The usual picture: several agencies or realtors are selling the apartment, and each posts its own listing with its own phone number. In 18% of groups there is also a listing from a private person, without the "Business" label. Less often a single seller creates a copy by reposting a listing to get it back to the top of the results.
In itself this is not a scam: that is how classifieds sites work, and every listing has its own author. But a buyer ends up seeing one apartment five times, with different phone numbers and sometimes different prices.
The Law on Realtor Activity comes into force on 8 November 2026 (lex.uz, 27 Sep 2026). It sets up an open unified register of realtors and realtor organizations and provides for a multiple listing system (MLS) to be run by the private sector. The data will show whether it changes the number of copies on OLX and uybor: we will recalculate these figures once the law is in force.
Which site and which district have more copies?
On OLX, 36% of listings turn out to be copies; on uybor, 27%. The same apartment turned up on both sites in 11% of copy groups. That is a lower bound: across the two sites we compare phone numbers and apartment details, but not photos.
Districts differ even more. Copies are most common in Mirabad, at 45% of listings, and rarest in Bektemir, at 4%.

In the first five districts of the table, more than a third of listings are copies. In Almazar, Sergeli, Uchtepa and Bektemir, copies are under a fifth.
New-build listings are duplicated more often than resale ones. Locals call new builds novostroyki: apartments in new or still unfinished buildings, often sold by the developer. Copies make up 40% of new-build listings and 30% of resale listings. Other differences between the two markets are covered in New build or resale.
One apartment, different prices: how far apart are the copies?
In 31% of groups the copies are priced differently. The median gap between the most and the least expensive copy is $200, and in 91% of those groups the gap is under a thousand dollars.
That is a lower bound, and the reason lies in the rule itself. When the photos do not match, we merge listings only if their prices agree to the nearest thousand dollars. A copy with a very different price stays a separate listing. If the price field holds a down payment, for example the first installment of a developer's payment plan, a different rule filters the listing out; more on that in Price or down payment.
From each group of copies, the listing with the lowest price goes into UyScan search and statistics. If you see the same apartment for more money from another seller, ask which price is current.
How does UyScan merge duplicates, and what stays in the count?
The merging rule currently marks 17,652 listings as copies. Two listings count as one apartment if at least one of these conditions holds:
- the same photo appears in OLX listings (a stock image used on a great many listings does not count as a match);
- the phone number, the area rounded to the whole square meter and the price to the nearest thousand dollars all match;
- the district, area, floor, number of floors, number of rooms and price match, with the same price tolerance.
The rule works as a chain: if the first listing matches the second and the second matches the third, all three become one apartment. That is why a few large groups contain similar but different apartments, as the last column of the first table shows. Sale and rental listings are merged separately.
An apartment left after merging is counted if it passes the counting rules:
- Price of at least $8,000
- Area of at least 15 m²
- Price per m² between $400 and $15,000
- The district is stated and is one of Tashkent's 11 districts
- The listing is active, is not a copy and is not flagged as suspicious: a down payment instead of the price, a rental or an address outside Tashkent
What does this mean for buyers and for price statistics?
If we counted listings instead of apartments, the city-wide median price per square meter on 26 September 2026 would be $1,511 (UyScan data as of 26 Sep 2026, listings: 46,634) instead of $1,400. One reason is that new builds have more copies, and a square meter there costs more: new builds make up 53% of listings but 48% of apartments after merging.

For a buyer, copies add phone calls, not options. Before calling, compare the area, the floor and the number of floors in the building: if all three match, it is most likely the same apartment. If you are searching through an interpreter or a local friend, this check alone saves a lot of calls. Long-term rentals have fewer copies: 16% of listings, compared with 35% for sale. Of 26,439 listings for long-term rent, 19,861 apartments remain after merging and filtering; details are on the rental prices page.
How we counted
- Active listings of apartments for sale on OLX.uz and uybor.uz in 11 districts of Tashkent, from the UyScan database snapshot of 26 September 2026. Yangihayot district is missing from the data because OLX does not list it separately.
- Copy: a listing that the merging rule assigned to an apartment already counted. Share of copies: copies divided by all active listings, calculated the same way by site, district and market. Group sizes, price gaps and cross-site matches were calculated for apartments that passed the counting rules.
- Prices are asking prices from listings, not transaction prices. The full description is in the methodology, and the figures are available as CSV in the open data section. When quoting, please write: "according to UyScan (uyscan.uz) data as of 26 September 2026".
