Renting an apartment in Tashkent as a foreigner: registration, contract, districts, prices, furnished or not

Everything here is about renting by the month. Daily rentals are a different market and are not in our data. One local habit to know before you read listings: the living room counts as a room, so a two-room flat usually has one bedroom.

How much does long-term rent cost in Tashkent?

The median rent is $750 a month, about UZS 8,869,050 at the Central Bank rate of 11,825.4 sum per dollar on 26 Sep 2026. Half of all listings ask between $550 and $1,100.

Two-room flats are the bulk of the market: 9,526 of 19,861 listings. Rents are quoted in dollars in 99% (UyScan data as of 26 Sep 2026, listings: 19,687) of listings, so write into the lease which currency you pay in and at what rate if you pay in sum. Which districts do expats rent in, and at what price?

591 (UyScan data as of 26 Sep 2026, listings: 19,687) rental listings, or 3% (UyScan data as of 26 Sep 2026, listings: 19,687), address foreigners directly: "for foreigners", "family or foreigners" and the like, in Russian, Uzbek or English. Of these, 63% (UyScan data as of 26 Sep 2026, listings: 591) are in four districts: Mirabad, Mirzo Ulugbek, Yakkasaray and Yunusabad.

That looks like an expat map, but the same four districts hold 65% (UyScan data as of 26 Sep 2026, listings: 19,687) of all rental listings. Offers to foreigners follow the market: where there are many flats, some landlords say foreigners are welcome. The median rent in listings aimed at foreigners is $800 (UyScan data as of 26 Sep 2026, listings: 591), close to the city median of $750.

The gap between districts is wide: the median is $1,000 in Mirabad and $900 in Yakkasaray, against $550 in Chilanzar. Yunusabad and Mirzo Ulugbek sit in between, at $750 and $700. The cheapest median is in Bektemir, $400, but that district has only 138 listings, so the choice there is thin. Do you pay an agent, and how much?

Agencies and middlemen post 92% of rental listings, owners only 8%. 15% (UyScan data as of 26 Sep 2026, listings: 19,687) of listings state the agent's fee as a percentage, and it is 50% (UyScan data as of 26 Sep 2026, listings: 2,882) in almost every one of them. Listings that give the base count it from the first month's rent.

For a two-room flat at the median, that is half of $700 on top of the first payment. Owners' listings ask $600 at the median, against $750 for the city, but part of that gap is location. Owners post 43% of listings in Bektemir and only 4% in Mirabad, so their flats lean towards cheaper districts. Who registers a foreign tenant, and how?

A foreigner who lives abroad must be registered at the place of stay within 3 working days (lex.uz, 27 Sep 2026) of entering Uzbekistan. That is Article 7 of the registration law ZRU-1074 (lex.uz, 27 Sep 2026), in force since 12 October 2025 (lex.uz, 27 Sep 2026). The same article allows a different term where an international treaty sets one, so check the rule for your citizenship.

The law puts the duty on the owner: whoever provides housing has to register the people living in it in time. Hotels and other accommodation register guests through the E-mehmon system. For a private flat the application goes through the government portal my.gov.uz or in person to a migration office, and it cannot go without the owner: the office needs their written consent, and an online form has to be confirmed by both of you. Agree in advance who fills it in and on which day.

If you live in Uzbekistan permanently, on a residence permit, the deadline after moving to a new address is 10 working days (lex.uz, 27 Sep 2026). For visitors the law counts the deadline from entry, not from moving in. If you arrive at a hotel and move into a flat later, treat the day you get the keys as the day to file, and keep a copy of the confirmation.

Landlords rarely raise the subject themselves: only 40 (UyScan data as of 26 Sep 2026, listings: 19,687) of 19,861 listings mention registration at all, and some of those mean the tenant's own Tashkent propiska. Ask before the viewing whether the owner will register you. If the answer is "no need", that is not the owner's call to make. We could not confirm the current fines for missing registration, so we do not quote them.

This is a practical guide, not legal advice. Registration rules change: check the current procedure on my.gov.uz or at a migration office before you move in.

What should the lease say?

A residential lease has to be in writing, a notary is not required, and the term is at most 5 years (gov.uz, 27 Sep 2026). The lease then has to be registered with the tax service on ijara.soliq.uz (gov.uz, 27 Sep 2026): it is free, and an unregistered lease carries an administrative fine of 5 to 10 base calculation amounts (gov.uz, 27 Sep 2026).

Put these in the contract:

  • The owner's name as it appears in the ownership document, and your passport details. If someone else signs, they need a power of attorney from the owner.
  • The rent, the currency, the payment date and how you pay: card, transfer or cash with a receipt.
  • The deposit: amount, what it can be kept for, and when it comes back. 6% (UyScan data as of 26 Sep 2026, listings: 19,687) of listings mention a deposit, and we found no separate rule for it in the official explanations, so the contract is your only protection.
  • Who pays utilities, internet and building fees, and whether they are included in the rent.
  • An inventory of furniture and appliances, with photos from the day you move in.
  • Notice period for leaving early, on both sides.
  • Who files your registration and by when.

Furnished or unfurnished?

Furnished is the default: 96% of listings that state it come with furniture, 11,382 against 418. Furnished flats ask $700 at the median, unfurnished ones $400.

Part of that gap comes from size and district, so compare flats with the same number of rooms. A furnished one-room flat asks $450 (UyScan data as of 26 Sep 2026, listings: 1,306) and an unfurnished one $300 (UyScan data as of 26 Sep 2026, listings: 129). For two rooms it is $600 (UyScan data as of 26 Sep 2026, listings: 5,526) against $400 (UyScan data as of 26 Sep 2026, listings: 179). The saving is real, but unfurnished flats are rare, and a fridge, a washing machine and beds become your problem. It pays off only if you stay long enough for the monthly difference to cover what you buy, and if you are ready to move it all out when you leave.

Only OLX listings have a furniture field; the 8,061 uybor listings do not, so all furniture numbers here come from OLX. Rents on OLX run lower than on uybor, which is why these medians sit below the room-count table above. How do you avoid rental scams?

A whole flat far below its district's median is the first warning sign. Half of one-room listings ask between $400 and $600, and even the cheapest district has a median of $400.

Do not pay for a viewing, a "reservation" or a list of addresses. Pay after you have seen the flat and the owner's documents, and to the person named in them. For a foreigner who does not read Russian or Uzbek, bring someone who does to the signing, or ask for the contract in two languages. How we counted

  • Long-term rental listings from OLX and uybor active on 28 September 2026: 26,439 listings, of which 19,861 remain after merging copies of the same flat. We keep monthly rents of $150–$15,000 in 11 districts; Yangihayot is not in the data.
  • Mentions of foreigners, deposits, agent fees and registration were found by searching listing texts in Russian, Uzbek and English; a listing counts once, however many times it repeats the word.
  • Furniture shares and medians use OLX listings only, because uybor has no furniture field. Room-count comparisons of furnished and unfurnished flats use segments of more than a hundred listings.

How much is a one-room apartment in Tashkent per month?

According to UyScan data as of 28 September 2026, the median one-room flat rents for $500 a month, about UZS 5,912,700. Half of one-room listings ask between $400 and $600, and the typical size is 39 m². In Tashkent the living room counts as a room, so a one-room flat is a studio or a flat without a separate bedroom.

Do I need to register when I rent an apartment?

Yes. Under the registration law ZRU-1074, in force since 12 October 2025, a foreigner who lives abroad must be registered at the place of stay within 3 working days of entering Uzbekistan, unless a treaty with their country sets a different term. Hotels do it for their guests. In a rented flat it is done online on my.gov.uz or at a migration office.
