New Tashkent: what is known about the project and what listings say about prices
New Tashkent is being built on 20,000 hectares for 2 million residents, and the first residents may move there in 2027. There are no official prices; listings that mention it ask a median $1,098 per m² (UyScan, 26.09.2026).

What is New Tashkent and where is it?
It is a new city of 20,000 hectares being added to the capital from the east. It lies between the Chirchiq and Karasu rivers (uz24.uz, 27 Sep 2026), on land belonging to the Tashkent Region districts that border the city. Tashkent city and Tashkent Region are separate administrative units, so this is land beyond today's city limits. Under the New Tashkent Vision master plan, presented in March 2026, the territory runs from the Yangibazar area in the north to the capital's southern boundary, and east to the Karasu River (kun.uz, 27 Sep 2026).
The planned population has doubled in three years: in 2023 the project was described as a city for 1 million residents (uz24.uz, 27 Sep 2026), and in 2026 for 2 million residents. The project is run by the New Tashkent Directorate.
In practice, sellers tie the project to three of the city's districts: Yashnabad district, Bektemir district and Mirzo Ulugbek district. The landmarks these listings mention most often are the Rohat roundabout and the Akhangaran highway, and less often Olympic City and New Uzbekistan Park.
Do not confuse New Tashkent with Yangihayot, whose name also starts with "yangi", Uzbek for "new". Yangihayot is an existing district in the south of the capital, next to Sergeli, and it is not yet in UyScan's figures because OLX does not list it separately.
What gets built first?
Study and sport come before housing. The first things to be finished are the campuses of New Uzbekistan University and the Nizami pedagogical university, a building for the National Library, and a stadium for the 2027 U-20 Football World Cup (spot.uz, 27 Sep 2026). The first phase covers 6,000 hectares (spot.uz, 27 Sep 2026) of the 20,000 hectares in total.
Housing is going up too. Spot, an Uzbek business news site, names one residential complex, called Vostochnaya Vesna ("Eastern Spring") in its Russian edition: 95 hectares, about 15,000 apartments (spot.uz, 27 Sep 2026), with no developer named. In total, 200,000 apartments (spot.uz, 27 Sep 2026) are planned in New Tashkent by 2034.
When can people actually live there?
The first residents may move there in 2027: that is what an adviser to the director of the New Tashkent Directorate said in July 2026. Construction has been under way since 2024 (spot.uz, 27 Sep 2026), and the master plan runs to 2045 (kun.uz, 27 Sep 2026).
That "may" refers to the first residential buildings, not to a finished city. Transport is also still a plan: the project promises a metro line, new bridges, and walking and cycling paths (spot.uz, 27 Sep 2026), but the report gives no routes or dates. If you are relocating and will commute into central Tashkent, that matters more than the headline numbers.
Listings rarely give dates either: in the 26.09.2026 snapshot only 6 of 29 listings that mention New Tashkent state a completion date, either 2027 or 2028.
What do listings say about prices?
Listings that mention New Tashkent ask a median $1,098 (UyScan data as of 26 Sep 2026, listings: 29) per square meter, and the median apartment costs $56,000. Half of them fall between $909 and $1,250 per m². By listings we mean ads on OLX.uz and uybor.uz, the two classifieds sites UyScan collects every morning.
These figures describe 29 listings, not the project's price: there are no official prices for apartments in New Tashkent. New builds account for 27 of 29; the other two are resale apartments.
Read the sample with care: 11 of 29 listings say not "in New Tashkent" but "near", "not far from" or "towards New Tashkent". The district field on the listing sites has no such option, so the seller picks one of the city's districts: 27 of 29 listings are filed under Yashnabad, Bektemir and Mirzo Ulugbek.
More than half of these apartments, 55% (UyScan data as of 26 Sep 2026, listings: 29), are sold unfinished or as a white box. Unfinished (chernovaya in Russian, qora suvoq in Uzbek) means a bare shell, with the whole renovation on the buyer; a white box (predchistovaya) has walls and floors prepared for finishing. Across all new builds in the city that share is 15% (UyScan data as of 26 Sep 2026, listings: 13,829). How do these prices compare with nearby districts?
Listings that mention New Tashkent are noticeably cheaper than new builds in Mirzo Ulugbek and Yashnabad: $1,098 per m² against $1,839 and $1,493. They are roughly level with Bektemir, where new builds ask $1,038 per m².

Part of the gap comes down to finish, so the fair comparison is shell against shell. For unfinished and white-box apartments, the New Tashkent listings have a median of $1,099 per m², while new builds in the same condition ask $1,130 in Yashnabad, $1,013 in Bektemir and $1,663 in Mirzo Ulugbek.
So the words "New Tashkent" do not appear to add a premium: as bare shells or white boxes these apartments cost about the same as ordinary new builds in Yashnabad and Bektemir. With only 29 listings this is an observation, not a rule, and the picture may change as new projects come to market. What should you check if you are offered an apartment "in New Tashkent"?
Start with the address: 11 of 29 listings mention the project as a neighbor, not as the place where the building stands. Only 6 of 29 give a completion date, so for the rest you will have to ask the seller.
Where the building is. Ask for the exact address and the land documents. Whether the plot lies inside the project area is shown by the documents, not by the listing text.
Completion date. The Directorate's words about first residents in 2027 apply to the project as a whole, not to any particular building. Have the completion date and the construction stage written into the contract.
Price and finish. Compare the price per m² with the median for new builds in the same district and the same finish, using the figures above. If the price is well below $909 per m², the lower quartile of New Tashkent listings, ask whether it is the full price or only the first installment.

How we counted
- We take apartments for sale under the site's rules: duplicates merged, 11 districts excluding Yangihayot, price from $8,000, area from 15 m², price per m² from $400 to $15,000.
- We search the listing text for New Tashkent in Russian and Uzbek, typos included (Novy Tashkent, "near New Tashkent", Yangi Toshkent in Latin and Cyrillic script), and check the sample by hand: an agency signature containing the words New Tashkent, or a phrase like "new appliances, Tashkent", does not count.
- Finish and market type come from the listing fields. The New Tashkent and finish figures were calculated from the database snapshot of 26.09.2026 and stay fixed; district and city medians update every morning. These are asking prices, not sale prices; more in the methodology.
