How big are new-build apartments in Tashkent: 1, 2 and 3 rooms vs older stock
The median one-room apartment in Tashkent is 36 m², a two-room one 55 m², a three-room one 75 m². We compared sizes in new builds, resale and Soviet-era buildings using listings (UyScan, 28 September 2026).

One- and two-room apartments are almost the same size in new builds and in older buildings. The gap opens at three rooms: a new three-room apartment has a median of 80 m² (UyScan data as of 26 Sep 2026, listings: 4,392), a resale one 72 m².
A note on terms. Locals call a new build a novostroyka and resale vtorichka. Listings here count rooms, not bedrooms: the kitchen, bathroom and hallway are not counted, so a two-room apartment is usually a living room plus one bedroom. Area is the total floor area in square meters (1 m² is about 10.8 sq ft), and all prices are in US dollars.

The median one-room apartment is 36 m², two-room 55 m², three-room 75 m², four rooms or more 105 m². The median is the middle value: half of listings are smaller, half are larger, so a couple of penthouses cannot pull it up the way they would pull an average.

Are new-build apartments bigger?
Only from three rooms up. A one-room apartment is the same size in a new build and in resale, 36 m² and 36 m², and so is a two-room one: 54 m² against 55 m². A three-room apartment in a new building, however, has a median of 80 m² against 72 m², and one with four rooms or more 124 m² against 95 m².

By older stock we mean resale apartments in Soviet-era buildings, those built before 1990: mostly concrete-panel and brick blocks. Only 35% (UyScan data as of 26 Sep 2026, listings: 15,073) of resale listings state the year of construction, but those that do show that Tashkent's resale market is mostly old housing: 88% of these buildings were completed in 2000 or earlier, 66% back in Soviet times. That is why resale as a whole and older stock are almost identical in size.
Large apartments are far more common in new builds. Among three-room apartments, 31% of new-build listings are 90 m² or larger, against only 9% in resale.
Across the whole market the median new build is 66 m² and the median resale apartment 65 m²: a smaller gap than among three-room apartments. The reason is the mix. Two-room apartments make up 40% of new builds and 33% of resale, while apartments with four rooms or more are rarer among new builds: 17% against 20%. That drags the overall new-build median down, so it only makes sense to compare apartments with the same number of rooms.
How many square meters per room?
In new builds the median is 28 m² per room, in resale 25 m². This is the apartment's total area divided by the number of rooms, so the kitchen, hallway and bathroom are included.
The markets differ more in something else: how many square meters each extra room adds. In resale the median three-room apartment is 17 m² bigger than the median two-room one, and an apartment with four rooms or more is 23 m² bigger than a three-room one. In new builds the same steps are 26 m² and 44 m². If floor space matters more to you than an extra room, compare the area, not the room count: in resale an extra room adds less floor space than in a new building.
Does size change the price per square meter?
Across the city a square meter costs $1,458 in a one-room apartment and $1,382 in a three-room one. The size discount comes from resale: there the price per square meter falls from $1,404 in one-room apartments to $1,186 in apartments with four rooms or more.
New builds give no such discount: $1,566 per m² for one-room, $1,663 for two-room and $1,607 for four rooms or more. Two-room apartments are the same size in new and old buildings, but the square meter in a new build costs more, so the median two-room new build is listed at $89,000 against $69,500 in resale. For large apartments the gap compounds: a new apartment with four rooms or more is almost a third roomier than a resale one and its square meter costs more, so the median price is $215,000 against $112,000.

Which sizes are most common?
Half of one-room apartments fall within 30–40 m² in new builds and 30–41 m² in resale; for two-room apartments the range is 46–63 m² and 48–60 m². With three rooms the markets split: 70–93 m² in new builds against 67–78 m² in resale, and for four rooms or more 105–160 m² against 86–109 m².
The narrow resale range probably reflects standard Soviet floor plans, with the same apartments repeated from one building to the next. Every developer designs new projects its own way, so sizes there vary more.
Sellers also round. 24% (UyScan data as of 26 Sep 2026, listings: 28,902) of listings give an area that is a multiple of ten, although without rounding such figures would make up a tenth of listings at most. When you set an area range in search, leave a margin of a couple of square meters on each side, or you will miss apartments rounded the other way.
What does the area in a listing include?
It is the apartment's total area as the seller typed it into the listing on OLX or uybor, the two sites UyScan collects from. We take it as is and filter out obvious errors: an area of less than 15 m², or a price per square meter outside the range from $400 to $15,000.
You cannot verify the figure from the listing, and you cannot tell whether the seller counted a balcony or loggia. Check it against the apartment's documents before you pay a deposit: with a median of $1,400 per square meter, even a couple of extra square meters add up to real money. How we counted
- Apartments for sale under the site's rules: duplicates merged, 11 districts excluding Yangihayot, price from $8,000, area from 15 m², price per square meter from $400 to $15,000.
- Market type and year of construction come from the listing fields. A new build is a listing marked new build, primary market or from the developer; older stock is resale in Soviet-era buildings built before 1990. Apartments with four rooms or more are counted as one group.
- The median splits listings in half; the "half of apartments" range runs from the lower to the upper quartile. Obvious mismatches, such as a three-room apartment under 40 m², number 80 in the sample and do not affect the medians.
- Figures by rooms and for the whole city update every morning; the cuts by new builds, resale and older stock were calculated from a database snapshot as of 26 September 2026 and do not change. These are areas from listings, not from documents, and asking prices, not sale prices. More in our methodology.
