New build or resale: the price gap per m² across Tashkent districts

A square meter in a Tashkent new build costs $1,611, in resale $1,279. New builds carry the biggest premium in Shaykhantakhur and the smallest in Uchtepa.

Across the city, a square meter in a new build costs more than in resale: $1,611 against $1,279. How big the gap is depends on the district. We compared the median price per square meter in new builds and in resale in every district. The market type comes from the listing itself: "New builds" or "Secondary market". New builds cost at least one percent more than resale in 11 of 11 districts.

Where the gap is largest

New builds are furthest above resale in Shaykhantakhur: $3,114 against $1,330 per m², or 2.3 times as much. This is not a fluke of a few listings: the calculation covers 1,331 listings of new builds and 1,144 listings of resale.

But a district median lumps together very different buildings. A quarter of new builds there are below $1,620 per m², and another quarter above $4,133. In resale in the same district these bounds are $1,181 and $1,556. The wider this corridor, the more the median depends on which projects are on sale right now: a few expensive complexes push it up and widen the gap with resale.

Where the gap is smallest

The premium for a new building is smallest in these districts: Uchtepa (+4%), Chilanzar (+6%), Bektemir (+8%), and Sergeli (+9%). Here it makes sense to compare specific apartments rather than markets: finishing, floor, building and completion date.

How to compare fairly

The median compares all new builds in a district with all of its resale. Apartments within these groups differ a lot, so check three things.

Finishing. Across the city the median price per square meter is $1,422 for unfinished apartments, $1,500 for white box, $1,506 with euro renovation and $1,164 for apartments that need renovation. In an unfinished new build, add the cost of renovation to the price.

Building type. A square meter costs $1,535 in a monolithic building, $1,439 in a brick one and $1,213 in a panel one.

Completion date and payment. Ask for the price when paying in full and in installments: these can be different sums. Listings for new builds sometimes show the first installment instead of the price. How to spot it is explained in Price or down payment.

Where most new builds are

New builds make up 48% of all listings in the city. Their share is highest in these districts: Yakkasaray (67%), Yashnabad (62%), and Shaykhantakhur (54%). Lowest: Chilanzar (16%) and Uchtepa (32%). All new builds in the city are on the Tashkent new builds page.

What to ask the seller

Before comparing a new build and resale by price, find out:

  • the full price when paying at once and in installments;
  • what finishing the price includes: none, white box or full renovation;
  • when the building will be completed and whether the documents for the apartment are ready;
  • whether a storage room, parking or balcony are included;
  • for resale: the year the building was built, the floor and what has been replaced in the apartment.
