According to UyScan data as of 26 September 2026, 1,587 apartments in Tashkent are listed for more than three thousand US dollars per square metre, 5.5% of all listings once duplicates are removed. Almost all of them are new builds, and almost half are in a single district, Shaykhantakhur. The median apartment in this bracket asks $260,000 for 65 m².
A few local terms first. A new build (novostroyka) is an apartment the seller lists on the primary market, finished or not; resale (vtorichka) is everything else. Apartments here are counted by rooms, not bedrooms: a two-room apartment usually means a living room and one bedroom. The median is the middle listing when all of them are lined up by price, so a handful of extreme prices barely moves it. All figures are asking prices in US dollars, not sale prices.
How many Tashkent apartments are listed above three thousand dollars per square metre?
1,587 out of 28,902, or 5.5%. That is a high bar: the city-wide median is $1,400 per m², and the most expensive quarter of the market starts at $1,814.
There is no official definition of premium, so the threshold is ours: a round number well above the top quarter of the market that leaves ordinary new builds out. Inside the bracket the median is $3,846 per m², and the middle half of listings ask between $3,308 and $4,448 per m². At the very top there are 83 listings at $1,000,000 or more, mostly apartments with five rooms or more, often penthouses and duplexes.
Treat the most expensive listings per square metre with suspicion. Among them are two-room apartments in four- and five-storey blocks in Chilanzar, Uchtepa and Yunusabad priced like penthouses, which is almost certainly a typo in the price. There are only a handful, and they barely affect the medians.
Which districts have the luxury apartments?
77% of listings above the threshold are in three districts: in Shaykhantakhur there are 743, in Mirabad 296, in Yakkasaray 181. Mirzo Ulugbek, Yashnabad and Yunusabad have a little over a hundred each, and the other five districts together have 21.

Shaykhantakhur stands out not just by count: almost one listing in three there is above the threshold. Elsewhere, premium comes down to a few individual buildings, so read the table with that in mind. The seller picks the district in the listing, and the same buildings turn up under different districts. In Yashnabad, 112 of 118 listings above the threshold mention Sadyk Azimov Street or one complex on it, and the same buildings are also listed under Mirabad and Mirzo Ulugbek. In Yunusabad, 84 of 107 such listings come from one complex with small apartments, hence the median size of 40 m² and a lower price than its neighbours in the table.
New builds or old buildings?
New builds: 92% of listings above the threshold. Resale accounts for 126, and about two thirds of those are apartments in new complexes and high-rises being sold on, so the same new housing stock.
Old low-rise buildings contribute about forty listings, and more than half of them are on the ground floor (the first floor, as locals count it). Most of these say outright that the space suits a business or an office, or that it faces a main street: here the price per metre reflects the chance to open a café or a shop, not the apartment itself.
Premium is above all about high-rises. 43% of listings above the threshold are in buildings of 17 floors or more, and among all apartments in such buildings almost half ask more than three thousand dollars per metre (49%). The finish matters less than the address: 30% of premium listings come with euro renovation (evroremont, the local term for a standard modern renovation, not a European standard), 22% with a designer renovation, and 14% are unfinished shells. What does a luxury apartment in Tashkent cost, and how big is it?
The median size is 65 m², the median price $260,000. The middle half of these apartments ask from $180,000 to $370,000, with 48 to 92 m² of floor space.
Two-room apartments are the most common, 43% of listings: a median of $210,000 for 55 m². For comparison, a two-room apartment across the whole city asks $76,000. A three-room premium apartment is $335,000 (87 m²), a one-room $105,000 (32 m²), four rooms or more $596,000 (131 m²).
The sizes are ordinary: the median is almost the same as for the city as a whole (65 m²). You pay more for every square metre, not for more of them, and nearly all of the gap in apartment price comes from the price per metre.
Tashkent City apartments for sale: what do they ask?
Tashkent City is the new high-rise business and residential quarter in the city centre. 836 sale listings mention it, with a median of $3,628 per m² and $232,000 per apartment at 71 m². 85% of these listings are in Shaykhantakhur district, and 68% ask more than three thousand dollars per metre.
A two-room apartment that mentions Tashkent City has a median of $185,000, a three-room one $325,000, and the middle half of all such apartments ask from $150,000 to $362,350. Among listings above the threshold, one in three mentions Tashkent City (36%).
A mention is not an address. In at least 102 listings Tashkent City appears only as the view from the window, and sellers in neighbouring districts add the name as a landmark. We counted by the listing text, not by a list of buildings, and we do not rate complexes: check the address and the documents with the seller.
Why is the median in the centre lower than it looks?
Because Shaykhantakhur has two markets. 62% of the district's listings ask less than two thousand dollars per metre, 30% more than three thousand, and only 8.5% fall in between.
The median takes the middle listing by count, and by count the cheaper part of the district is bigger. So the median of all listings there is $1,619 per m², even though new builds in the district have a median of $3,091 and resale $1,319. Take out the listings that mention Tashkent City, and the rest of the district asks $1,426 per m², against $3,934 for those listings.
The mean price per metre across the same listings is $2,338: expensive towers pull the mean up and barely move the median. By median, Shaykhantakhur trails Mirabad ($1,823), where prices are more even: 26% of Mirabad listings ask between two and three thousand dollars per metre. The new-build median is $2,125 in Mirabad and $1,913 in Yakkasaray. Right now the most expensive district by the median of all listings is Mirabad, and by new builds Shaykhantakhur.
Official monitoring also puts Shaykhantakhur first: according to the National Center for Mass Valuation of Real Estate, as of 1 September 2026 a square metre there cost UZS 25.3 million (gazeta.uz, 27 Sep 2026) on average, and in Mirabad UZS 23.2 million. That is an average in Uzbek sum (UZS), and as shown above, the average in the centre sits well above the median. How we counted
- Apartments for sale under the site's rules: copies merged, 11 districts with Yangihayot excluded, price from $8,000, size from 15 m², price per metre from $400 to $15,000. Premium means an asking price of at least three thousand dollars per square metre.
- A new build is a listing where the seller chose the market "New builds", "Primary market" or "From the developer". We search the listing text for Tashkent City in several spellings, Cyrillic and Latin; old low-rise buildings and view-only mentions were picked out by text and floor count and checked by eye.
- These are asking prices, not sale prices. City and district medians update every morning; the premium figures come from a database snapshot of 26 September 2026 and do not change. More in the methodology.
