What 30, 50, 70 or a hundred thousand dollars buys in each Tashkent district
Tashkent has 2,452 apartments for sale at $50,000 or less, 9% of the market. That budget buys the most space in Bektemir (50 m²) and the least in Mirabad (27.4 m²).

As of 28 September 2026, Tashkent has 2,452 apartments for sale at $50,000 or less, 9% of the market. That budget buys the most floor space in Bektemir: 50 m². Below we take four budgets in turn: how many apartments each one opens up, how big they are and where the compromises start.
These are asking prices from listings on OLX and uybor, the two big Uzbek classifieds sites, with copies of the same apartment merged. They are not transaction prices, and all figures are in US dollars. The data covers 11 districts; Yangihayot district is not among them.
Two local conventions help when reading the numbers. A new build (novostroyka) is an apartment in a newly built or still unfinished building, and resale (vtorichka) is everything else. Room counts include the living room, so a two-room apartment usually has one bedroom.
How many apartments does each budget get you?
At $30,000 or less there are 326 apartments, 1% of the market. Every step up multiplies the choice. Up to $50,000: 2,452 apartments (9%); up to $70,000: 8,527 apartments (30%); up to $100,000: 17,236 apartments (60%).
The counts are cumulative: "up to 70 thousand" includes everything cheaper. The median apartment in the city costs $90,000, so a hundred thousand is already above the middle of the market. How much space does a budget buy in each district?
You get the most in Bektemir: at the median price per square meter there, $50,000 buys 50 m². The least is in Mirabad: 27.4 m². That is a gap of 1.8 times, and it stays the same at any budget.

Budget apartments are also cheaper per square meter: across all apartments at up to $50,000, the median price per m² is $1,145 (UyScan data as of 26 Sep 2026, listings: 2,461), against $1,400 for the city as a whole. You pay for that discount in floor, building and condition, as the sections below show.
More space and more choice are not the same thing. Take Bektemir: $50,000 buys 50 m² there, but only 140 listings fall within that budget. Sergeli has 535 listings in this budget, and the same money buys 49.1 m² there. The districts with the most apartments at up to $50,000 are Sergeli (535), Yashnabad (501), and Mirzo Ulugbek (404). The center works the other way round: fifty thousand buys 27.4 m² in Mirabad, which is less than a typical one-room apartment (36 m²). How the districts differ as places to live, beyond the price per meter, is in Tashkent districts compared.
Can you buy an apartment for 30 thousand dollars?
Yes, but the choice is narrow: 326 apartments across the whole city, 1% of the market. The typical apartment at this price measures 20 m² (UyScan data as of 26 Sep 2026, listings: 331), and 93% of them have a single room.
The main catch is the building itself. In 42% of listings the seller says outright that it is a former dormitory (obshchezhitie), a malosemeyka or a gostinka: local names for dormitory-style and hotel-style blocks divided into small units. The typical unit in such a building is 19 m² (UyScan data as of 26 Sep 2026, listings: 140), most often in a four-story brick block. Listings differ on whether the kitchen and bathroom are private or shared, so ask before you go to a viewing.
The most apartments at up to $30,000 are in these districts: Yashnabad (86), Mirzo Ulugbek (75), and Sergeli (49). The fewest are in Uchtepa: 3 listings. If a dormitory block is not an option, look at the next range up, where the typical apartment is almost twice the size.
What do 50 and 70 thousand dollars buy?
Between 30 and 50 thousand there are 2,130 apartments with a typical size of 38 m² (UyScan data as of 26 Sep 2026, listings: 2,130), and 66% of them have one room. Between 50 and 70 thousand the choice is almost three times wider: 6,119 apartments, a typical size of 51 m² (UyScan data as of 26 Sep 2026, listings: 6,119), and 59% have two rooms.
The median one-room apartment in the city costs $52,500: a fifty-thousand budget falls short of it. The median two-room apartment costs $76,000: seventy thousand is not enough for it. At the median price per meter, $70,000 buys 68.8 m² in Sergeli and 38.4 m² in Mirabad.
The compromises at this level show up in floors and condition. Among apartments from 30 to 50 thousand in buildings of 3 floors or more, the share on the ground or top floor is 40% (UyScan data as of 26 Sep 2026, listings: 1,807). Where the listing states the finish, 25% (UyScan data as of 26 Sep 2026, listings: 1,672) need renovation or are sold unfinished or as a white box, meaning bare plastered walls ready for finishing. Between 70 thousand and a hundred thousand that share is 13%.
What does a hundred thousand buy?
$100,000 or less gives you a choice of 17,236 apartments, 60% of the market. Between 70 thousand and a hundred thousand there are 8,709 apartments with a typical size of 66 m² (UyScan data as of 26 Sep 2026, listings: 8,709): 41% have two rooms and 40% have three.
The median three-room apartment in the city costs $103,999: more than a hundred thousand, so at the median this budget does not cover a three-room flat. The difference between districts is starkest here: at the median price per meter, a hundred thousand buys 98.2 m² in Sergeli and 54.9 m² in Mirabad, which is about the size of a typical two-room apartment (55 m²).
Above a hundred thousand the market changes. Among apartments over that price, the share on the ground or top floor is only 19% (UyScan data as of 26 Sep 2026, listings: 11,553), against 40% in the 30 to 50 thousand range. Most apartments above a hundred thousand are new builds, as the next section shows.
New build or resale at each budget?
New builds make up 48% of the whole market, but their share is smaller in budgets under a hundred thousand: 21% (UyScan data as of 26 Sep 2026, listings: 331) up to 30 thousand, 40% from 30 to 50, 36% from 50 to 70 and 37% from 70 to a hundred. Above a hundred thousand, new builds account for 64% (UyScan data as of 26 Sep 2026, listings: 11,613).
From 30 to 50 thousand a square meter in a new build costs about the same as in resale: $1,134 (UyScan data as of 26 Sep 2026, listings: 852) against $1,143. Part of the reason is the finish: in this range the share of new builds sold unfinished or as a white box is 27% (UyScan data as of 26 Sep 2026, listings: 852), against 14% between 70 thousand and a hundred. In an unfinished apartment, the cost of renovation comes on top of the price.
From 70 thousand to a hundred a gap opens up: $1,451 (UyScan data as of 26 Sep 2026, listings: 3,216) per meter in a new build against $1,225 in resale, with a typical size of 58 m² against 68 m². For the same money resale gives you more space, while a new build more often comes ready to move into. Among listings that state the finish, the share with euro or designer renovation (local terms for a full modern finish) is 71% (UyScan data as of 26 Sep 2026, listings: 2,561) for new builds and 45% for resale. Is that cheap listing the full price or a down payment?
Of 775 listings priced at up to $30,000, more than half failed the UyScan check: 444 (UyScan data as of 26 Sep 2026, listings: 775). Almost nine in ten of the rejects were new builds. Of 462 new-build listings at that price, we left out 391 (UyScan data as of 26 Sep 2026, listings: 462).
Behind them are two common mix-ups. In 175 of these the price is below $8,000, which almost always means it is the price of a square meter, not of the apartment. Another 147 listings mention a down payment, an installment plan (rassrochka), a mortgage or a subsidy: the price field usually shows the first payment, and the full price is either in the description or missing altogether.
The check takes a minute: divide the price by the area. Even in Bektemir the median is $1,000 per m², so a square meter that comes out much cheaper almost certainly means you are not looking at the full price. Ask the seller to put the full price in writing, with the finish included and without installments. All the cases, with examples, are in Price or down payment.

How we calculated
- Apartments from OLX and uybor listings in 11 Tashkent districts, excluding Yangihayot; copies of the same apartment are merged. We leave out prices below $8,000, areas under 15 m² and a price per meter below $400 or above $15,000.
- The "up to" budgets are cumulative and update every morning. Space per budget is the budget divided by the district's median price per m².
- The "from and to" ranges, room counts, floors, finish, and the shares of new builds and dormitory blocks come from a database snapshot of 26 September 2026 and do not update on their own. Finish and market type come from the listing fields, dormitory blocks from words in the text.
